SUMMARY: Potential Tropical Cyclone 15 has formed, with 35 mph winds moving west-northwest at 7 mph, about 700 miles south of Bard County. Cloud coverage from this system extends towards St. Lucie, but a cold front is preventing it from reaching Florida. Instead, the cyclone will likely cause significant mudslides and flooding in Bise, possibly becoming a tropical storm or Cat 1 hurricane by Saturday. As it crosses Mexico, it may reemerge in the Pacific. For Florida, expect cloudy conditions on Sunday with rain showers, but a return to sunny mid-80s weather next week is forecasted.

An area of low pressure and thunderstorms over the western Caribbean Sea, previously identified by the National Hurricane Center (NHC) as Invest 95L, has now been classified as Potential Tropical Cyclone 15 and could become a tropical depression or future Tropical Storm Nadine this weekend.

SUMMARY: In Brickell, condo owners are facing a $21 million special assessment for critical repairs to their 16-year-old building, prompting outrage among residents. Some homeowners may have to pay over $40,000, which many believe is excessive and rushed. The condo board approved the assessment without owner votes, citing Florida law and emphasizing the importance of safety after the Champlain Towers collapse. While the board insists repairs are necessary, residents feel excluded from the decision-making process. Several owners are considering selling their units due to the financial burden, and some hope for leadership changes in an upcoming election to revisit the assessment.

Just 16 years after construction, residents at one Brickell condo are grappling with a contentious $21 million special assessment for repairs to their building.
